It’s the Environment, stupid! Green issues facing the built environment in Asia emerge at Hong Kong conference

There was a full house for the Green Space & Buildings Asia Conference 2007, a full-day conference organised by Facility Media. Developers, architects and designers, government bodies and corporate end-users, among other industry professionals, were well represented by attendees. The conference was divided into two halves: The first, Green Space Asia, saw speakers broach the subject of green spaces in Asia’s urban areas, and the technical issues intrinsic in creating urban ecology; The second, Green Buildings Asia, discussed how buildings can be created and rated to take account of environmental sustainability.

Craig Doubleday, Director, Urbis, kicked off Green Space Asia by outlining the challenges and solutions for designing a greening master plan for Hong Kong’s Tsim Sha Tsui district. Further expanding upon the topic the next speaker, Sujata Govada, Director, Urban Design and Planning Consultants, examined green spaces as important public infrastructure, drawing comparisons between the Asian cities of Singapore and Hong Kong, and other urban areas such as Vancouver, New York and Chicago.

Ben Ridley, Director, BMT Asia Pacific, then outlined performance evaluation methods for landscaping, drawing on his organisation’s experience in landscaping and urban ecology in Hong Kong. Pako Ip, Manager – Tracks, The Hong Kong Jockey Club, shared design approaches and lessons learned in designing and maintaining race tracks and green areas, stressing the need for bottom up design.

Green Buildings Asia began with a reminder that our current ecological footprint cannot be maintained, with Hong Kong consuming twice as much as is sustainable. Environmentally- friendly buildings have an important role to play, and a “market transformation” to green buildings must be stimulated, said K.S. Wong, Vice Chairman, Professional Green Buildings Council, the first speaker of the afternoon session. Kevin Edmunds, Chief Operations Officer, Business Environment Council, detailed the areas covered by environmental building ratings systems, emphasising that regulation has a definite role to play “because without that there isn’t a level playing field”.

Intelligent architecture and design is a big part of the solution and Manit Rastogi, Managing Director, Morphogenesis, described some of the innovative solutions being pioneered in India. Finally, Angela Tam, author and expert on sustainability, discussed some of the solutions for ensuring a sustainable future for the built environment. The conference was sponsored by BMT Asia Pacific, Teknion Malaysia and Goldcrest Consultants.

Conference delegates were highly engaged by the topics presented. Paul R Boldy, GM, Leasing Department, Sino Land said: “Sustainability is the duty of all real estate professionals. Buildings make up a huge amount of the emissions that get into the air and it is only by learning more about the damage being done and the steps to be taken to mitigate that damage that we will see results that will affect the future.”

Delivering Projects in India and China Conference 2007

Over 100 delegates from across Asia gathered in Hong
Kong to attend the Delivering Projects in India and China
Conference 2007 to explore the challenges of delivering
corporate facilities in Asia’s economic powerhouses. The
half-day event, organised by Facility Media, took place at
HKUST Business School Central.

The opening session began with a presentation from Randy
White, Senior Director, DTZ Global Corporate Services, Asia
Pacific who discussed the various factors affecting project
planning and provided solutions to overcome hurdles and
delays during the entire project’s life cycle.

The second session of the half-day event saw Shagufta
Anurag, Founder and MD, Space Matrix, discuss her
vast experience delivering corporate projects in India,
highlighting that most problems arise from lack of planning
and local knowledge.

During the third session, Loren M. Smith, Vice President of Asia Pacific StructureTone Asia, presented solutions for planning and delivering projects from a contractor’s perspective. He also discussed a case study involving multiple location delivery where, by incorporating the contractor at the very initial planning stages and using the architect as a conduit for information, time and cost savings were maximised.

Following refreshments, Malcom Lai, Director of Architecture and Construction Department, Asia Pacific, Global Real Estate Investment, AIG (Asia) LLC, presented his company’s projects
in both India and China commenting that China is the 3rd and India is the 13th largest construction industry in the world. The event concluded with a presentation by Steve Khouw,
CEO, DNA Global Design who, with a little help from project management professionals from AIG and Morgan Stanley, shared with the audience some lessons learnt delivering projects in India and China.

Corporate Relocation and Change Management

The Corporate Relocation and Change Management conference took place on 31 January at venue sponsor Clifton 's Central location. The event, organised by Facility Media, intimately gathered a variety of experts including leaders of change, FMs, RE managers, relocation specialists and HR managers.

The first session opened with a lively panel discussion which explored a number of topics such as the importance of site selection, relocation as a lifestyle choice for the employees, opting for “the right” relocation company and the role of communication between the various consultants in setting up new offices and systems. Panelists included Charles Caldwell, HR Director Asia Pacific, Juniper Networks, Stephen Fry, Director, PTS Consulting HK Ltd and Brian Brenner, Director, Hong Kong Global Corporate Services DTZ Debenham Tie Leung. The moderator for the discussion was Claire Saeki , Managing Editor, RFP Magazine.

The second session of the half-day event welcomed Kerry Larkan, an acclaimed Speaker, Author, Consultant and Coach, whose consulting skills, past experience, and extensive research on staff loyalty as well as his well-known concept of “good boss, bad boss” were reflected in his discussion about ways in which a company could ensure a smooth relocation process without affecting the staff's morale and productivity.

Following light refreshments, courtesy of Krispy Kreme, Calvin Samsudin, Departmental Manager, Corporate Service, Crown Relocation outlined key processes necessary for timing and managing office relocation.

The final session saw Stephen Fry whose company is a global leader in IT Relocation projects discuss best practices for both office and data centre IT relocations. Stephen said “the key for successful relocation is experience,” further highlighting a three phase approach from strategy to procurement as “partnership between IT and sourcing,” leading to successful implementation and completion of the project.

Retail Space Asia 2006 Conference

Over 200 delegates from across Asia Pacific converged at the Retail Space Asia Conference 2006 in Hong Kong on 13 December. The event, organised by Facility Media, took place at venue sponsor Cliftons' Central location.

The opening session began with a presentation from Yannick Kennel, Managing Director, FootFall Asia, who discussed pedestrian traffic flow within retail developments. Kennel, whose company measures retail footfall, stressed the importance of understanding the potential of your asset (shop) and says that in order to manage retail spaces you need to measure traffic flows.

The second session of the half-day event saw Christian Wright, Director of Retail Planning, Knight Frank, discuss new challenges for retail landlords and tenants across Asia. He highlighted differences between emerging markets, such as India, where there is still an “if you build they will come” mentality, versus more mature markets like Hong Kong.

Following refreshments, courtesy of Krispy Kreme, Ray Kwan, Project Sales Manager, Megaman Hong Kong, discussed lighting within shopping malls and demonstrated how good lighting can be used to enhance retail spaces.

The final sessions saw Patrick Bruce, Director, Oval Partnerships, and Phil Kim, Senior VP and Managing Director, Jerde Partnerships, discussing the design of retail spaces. Bruce said the most important aspect for designers is to understand the “spirit” or core values of the corporation. The event concluded with closing remarks from guest speaker Charlie Lin, 2007 First Vice President, Certified Commercial Investment Member Institute, China CCIM Chapter.

Workplace Solutions 2006 Conference

Over 100 corporate facility managers and industry experts gathered for the Workplace Solutions Conference 2006 in Hong Kong on October 25. The half-day event, organised by Facility Media, took place at venue sponsor Cliftons' Central location and covered a variety of topics from strategic planning and productivity through to benchmarking.

The first session opened with Ian Davies, Managing Director of ArcRadius Consulting, Malaysia, and Builders Box, India, who discussed teh implementation of strategic planning and workplace solutions in an Asian context, as well as strategic planning for developing and emerging markets. Davies was followed by Jeremy Kwok, Real Estate Workplace Services Manager for Greater China at Hewiett Packard, who addressed teh issue of integrating RE requirements with workplace solutions and space planning.

Following light refreshments, courtesy of Krispy Kreme, Paul Scroggie, Director at Knight Frank, Hong Kong, began the second session with a presentation on benchmarking. He was followed by John H. Vivadelli, Founder and CEO of AgilQuest, who presented a series of technology driven case studies that addressed teh evaluation and implementation of RE/ Workplace Solutions software.

Managing Corporate Datacentre Facilities 2006

Datacentre experts from across teh Asia Pacific gathered for the Managing COrporate Datacetre Facilities Conference on 13 September at Hong Kong's Sheraton Hotel.

The half-day event, organised by Facility Media, opened with an end-user case study from Jane Martin, Client Development Director, Intergrated Facilities Management, Jones Lang LaSalle, who pointed out that Asia had lower associated costs for datacentre operation when compared to Europe and would continue to do so for quite some time. She also touched on the issue of "greening" datacentres, stating that environmental considerations were not a top priority at the moment and that factors such as security still took precedence over this.

The second speaker of the morning was John Murgida, Head of Corporate Real Estate Operations, Lehman Brothers, who explored the more technical aspects of datacentre design. Murgida stressed teh importance of "uninterruptible cooling" and the need to look at high density cooling criteria within datacentres. Following on from this, Eric Canale, Director of Real Estate and Facilities, Asia Pacific EMC², discussed the strategic business advantages of IT integration of datacentres and stated that, these days, datacentres no longer have to be in the same location as your business.

The second session of the morning began with Loren Smith, Vice President, Asia Pacific, Structure Tone, who discussed outsourcing versus building your won datacentre. Smith added that in Asia there is often a tendency to go for the lowest price wihen selecting contractors for buidling datacentres, however, he would advise against doing this.

The final part of the morning involve a lively panel discussion that answered a number of questions from the floor. Panelists included Alex Li, Associate Director, Engineering Services, Newtech Technology, Darren McSorley, Datacentre Specialist, Asia Pacific, The Siemon Company and Alan Fung, National Leader on Security, Privacy and Business Continuity Services, Senior Manager, Risk Advisory Services, KPMG, as well as National Director, ISSA. The moderator for this discussion was John Duffin, Executive Director, DSCO.

Managing Corporate Retail Traffic Flow 2006

The Managing Retail Traffic Flow conference took place on 13 June at Hong Kong's Ritz Carlton Hotel. The event, organised by Facility Media, saw a variety of experts discuss the issues surrounding this hot topic and delegates attending the half day event from as far away as Australia, Singapore and Canada.

The first session saw Jones Lang LaSalle's Steve Priddis, Shui On's General Manager of Leasing Mike T.Hung and Knight Frank Petty's Director of Retail Planning Christian Wright discuss such topics as optimising retail centre value, retail traffic in China and the designing of retail layouts in railway station environments.

The following and final session explored a variety of topics that opened with Craig Briggs, Managing Director, Asia d/g*, and his discussion of emerging sensory trends in global retail design and design as a brand vision. The Founder and Director of Vizualize, Mike MacMillan, then discussed teh benefits of counting retail traffic flow and how these systems actually work. He also cited emerging technological trends within the industry, such as gender analysis and racial profiling of shoppers. The conference ended with Bob Neville, Director of Retail Operations, PURE Retail, who focused on consumer behaviour and needs as the driver of retail business.

This is the first in a series of conferences that will be organised by Facility Media on topics relating to commercial real estate and facility management in Asia.
