CapitaLand goes shopping
Singapore-based CapitaLand is more than doubling its number of owned and/or managed
retail malls in China. CapitaRetail China Development Fund, a closed-end private fund
sponsored by the Singaporean company, has just acquired 65 percent interest in six
retail malls in China with the remaining 35 percent owned by SZITIC Commercial Property Co. Ltd.
Looking to extend its retail footprint in China the CRCDF had already signed Memorandum of
Understandings (MOUs) with a few Chinese parties for the acquisition of over 35 retail malls
in China's key locations such as Beijing, Guangdong, Sichuan and Inner Mongolia. With
CapitaLand injecting another five retail malls into the fund, CRCDF is set to own a
US$ 1 bilion worth of over 1.1 million sqm in Gross Rentable Area. |

Heading North
Evidence of decentralization in Hong Kong was seen this month with the announcement that Grade A office building One Kowloon, situated in the heart of Kowloon Bay , has been well received by the market with demand driven by existing companies in Hong Kong . In fact, over 50 percent of the existing tenants in One Kowloon are from Hong Kong Island said Fiona Ngan, Head of Markets, Jones Lang LaSalle.
On the other hand, international companies just setting up in Hong Kong are not causing significant demand for office space, averaging around six people per new office, according to Mike Rowse, Director-General of Investment Promotion, Invest HK. Mainland companies coming to Hong Kong for the first time may have many employees, but create little office demand due to the nature of their business mostly industrial or retail food and beverage chains.
An explanation of the trend towards large take up in non-core areas, is Central's high office rentals and low vacancy causing popularity of office relocations to sites such as One Kowloon.
One Kowloon is still leasing, says Jones Lang LaSalle, further mentioning that over 13 floors of office space in the building had already been absorbed by the end of 2006. Some of its tenants include international shipping companies such as Maersk Line and other major tenants such as Bausch & Lomb, Phillips Van Heusen and Dollar General. |

Halving energy consumption in Chinese buildings
Reducing the energy consumption of new buildings by one half is just one of the measures announced by China 's vice minister of construction Qiu Baoxing, last month.
With required consumption cuts of up to 65 percent in prosperous cities such as Beijing , Qiu said the government would commit up to US$193 billion to reducing the energy consumption of the nations buildings, which by 2020 he estimates will occupy some 73 billion sqf, up from 43 bil today. He said existing methods were extremely inefficient, with one and a half times more coal required tp heat a square foot in China than in Germany .
He estimated that it would cost developers an additional RMB 100-200/sqm to make buildings energy efficient, saying that it would not impact real estate prices dramatically.
Commenting on whether the cuts are realistic, Wallace Wong, Synergis Facility Management, Beijing said that even though buildings may be built to a certain standard, building management practices are generally not so scientific resulting in less energy efficiency than might be possible given the design.
More worryingly the People's daily reported that while official statistics show that by the end of 2006, 96 percent of construction projects had been designed in line with energy saving codes, only 54 percent of them had implemented the codes during the construction phase.
Contractors and developers who do not comply with the new regulations will be punished and their projects halted, said Qiu. |

Hospitality first in Inner Mongolia
An international luxury hotel chain is expanding into China 's Inner Mongolia for the first time.
Starwood Hotels & Resorts Worldwide Inc and Inner Mongolian Datang International Tuo Ke Tuo Power Generation Co. Ltd signed an agreement to manage the hotel in China 's third largest region in December of last year.
Located in the Inner Mongolian capital of Hohhot the region's top tourist destination - the 350-room hotel will feature 21,000 sqf of meeting space, three restaurants and a 10,000 sqf health club.
Just across the border in Zumiin Uud , Mongolia , US-based developer Winwheel Bullion is creating a new international free trade zone that will include an international airport, hotels, casino resorts, shopping, sports stadium, banks and industrial complexes, as well as office and commercial buildings (RFP, June 06).
Starwood says it has witnessed significant growth over the past 18 months with a total of 31 operating hotels and 27 under development in China . The Sheraton Hohhot is due to commence operations in 2009. |

No reason to panic
Sources from Thailand say that despite the Hong Kong government issuing a travel advisory for Phuket, there is no reason to panic. Four Nordic tourists have allegedly contracted Legionnaires disease whilst staying at the Grand Tropicana Hotel, Phuket. The incident has not however resulted in hotels taking extra precautionary measures.
A source from a major hotel in Phuket, says "there is no need for new measures, as strict water safety regulations are already in place. Furthermore, it seems like an isolated case and it has not been confirmed whether the travelers got it from this particular hotel.
The disease is caused by the bacteria, Legionella. Found in small droplets of water, it is commonly present in air conditioning units and whirpool spas, it killed seven people in Britain in 2 years ago and resulted in the facility manager of the building being charged with manslaughter. The Phuket Gazette reported that in this case the National Health Department has taken action by sending officers to the site and to collect water samples - the results have yet to be released. |

M & S return to Taiwanese market
Marks & Spencer, one of UK 's top three retailers, has launched a joint venture with President Chain Stores, Taiwan 's operator of the 7-Eleven chain, reports the BBC. The agreement was signed two months ago with M & S to hold 60 percent of the JV and President Chain Stores taking the remaining 40 percent.
This is M & S second attempt to enter the market after withdrawing its brand from the country in 2001 as a part of a wide-ranging turnaround strategy. The two partners have announced the opening of two retail outlets, one in Taipei and another in the city of Kaohsiung . The capital value of the joint venture has yet to be revealed. |

| Jones Lang LaSalle, Australia , (JLL) has signed an agreement to purchase a leading business agency, NSC Corporate. The purchase of the Western Australian-based NSC will bring 31 property professionals to JLL, making it one of the largest commercial agencies in the state. The agreement came into effect on 2 January. |

Claire Saeki, Managing Director
A native Australian, Claire speaks Mandarin Chinese and has lived in Hong Kong
and China for the last 10 years. While here she has worked for a multi-national
publishing company, managed a team of B2B conference producers and
participated in in-house mark
Marketing and sales in a range of industries.
Before conceptualising and launching RFP magazine, Claire had seen the
corporate real estate industry from both sides of the fence: a brief stint in-house
at GE working with the legal team on a commercial lease negotiation and
appointment of design and build contractors as well as coordinating regional
marketing and PR for a interior design and fit out company. Claire has long
been a member of various industry associations and is now recognised as an
authority on commercial real estate sector in Asia and is often invited to be
moderator and panellist at industry conferences throughout the region.
Janet Middlemiss, Public Relations
Our integrated marketing communications division is directed by Janet Middlemiss
a PR and marketing, specialist with over twelve years of professional experience,
ten years of which have been spent in Asia .
Janet held the position of General Manager for integrated marketing communications
specialist Impact Asia. In this capacity she was responsible for the provision of
corporate communications counsel to a portfolio over 40 international and regional
clients including the Mandarin Oriental Hotel Group, Swire Air and PCCW.
Shinah Lunty, Conference Manager
Born and Bred in Hong Kong, Shinah Lunty (Japanese-Canadian) is a skilled
conference producer and as a former researcher for RFP Magazine, she knows
the industry and its quirks inside out. She also has a background in hospitality,
event management and promotions. Speaking fluent Japanese and English,
she not only understands the concerns of people within our sector in Asia,
she also has a degree in marketing and communications and will make the
delivery of your project as seamless as possible.

The database has been established over the past 13 years and has not been shared
or sold to any other third parties. We plan to keep it that way. If you subscribe to the
magazine or to the Ezine you will not receive unsolicited correspondence from anyone
else. If other organisations would like to reach people who are interested in their product
or service through our database they are more than welcome to partner with us for a specific
project or to pay for advertising in the magazine and online. These are great relationships
and provide everyone with a better quality product. However, these other organisations
do not get direct access to all or part of the RFP database. When we send out the magazine
